The Terraces on the Sound Property Owners Association operates as a New York State corporation, which means our community is governed by a specific hierarchy of legal documents. At the foundation is our Certificate of Incorporation, originally filed in 1943. This "birth certificate" of our association defines our legal existence and the primary purpose of our corporation. Above that, we have our Covenants, Conditions, and Restrictions (CC&Rs), which are recorded against the land itself. These CC&Rs are the "supreme law" of our neighborhood; they stay with the property regardless of who owns it and outline the fundamental rights and obligations of every homeowner in the Terraces.
Supporting these foundational documents are our Bylaws and Community Rules. The Bylaws act as the "operating manual" for the Association, detailing how the Board of Directors is elected, how meetings are conducted, and how voting and assessments are handled. While the CC&Rs focus on the land, the Bylaws focus on the governance of the people within the corporation.
